Warranty Overview

As a 2-10 Home Buyers Warranty (2-10 HBW) builder member, TLC Home Builders is able to facilitate the contract between you and the owner for 10 full years of structural home warranty protection from the nation's leading home warranty company. With the purchase of your new home, you'll receive a copy of the structural home warranty contract that explains what is covered as well as a maintenance booklet to give you tips on how to care for your home. In addition, the warranty is fully-transferable, which increases the resale value of your home.

Simply Home

Protects kitchen appliances, such as refrigerator, oven, and dishwasher, at the most affordable price, with countless ways to customize your plan.

Complete Home

Contains the Simply Home protect and adds system and appliance coverage, such as heating & cooling, plumbing, and electrical.

Pinnacle Home

Adds "Supreme" coverage, which includes even more instances on the same areas in the Simply Kitchen and Complete Home plans, as well as washer & dryer.

11 Month Builder Warranty Walk Through Form

The 11th Month Builder Warranty Inspection is a standard evaluation conducted on a newly built home during its 11th month of occupancy, before the 1-year warranty period expires. This inspection covers the home's structure, major systems, and components, specifically focusing on identifying minor issues that are common in new homes. It is the buyer's responsibility to get an inspection done before the 1-year warranty expires. Step 1: Understand your warranty and send warranty service request form

Make sure you know and understand the warranty, including the dates! Read our warranty service notice and concrete document to homeowners for more details. Download the warranty service request form and e-mail or fax it to us.

We will issue an e-mail acknowledging that the request has been received. Within 2 business days, a TLC Home Builders representative will contact you by phone or e-mail to schedule a visit to review the request with the homeowner. If you cannot meet with one of our reps within 14 days of the initial submission, the warranty request will expire, and you will have to resubmit the request.

Step 2: Schedule your 11 month walk-through

Contact a third party inspector to come at 11 months for a walk-through. Make sure you get an inspection on the books well before the 11 months comes to ensure you don't miss the deadline.

Step 3: Fill out the walk-through form

Download this form and have the inspector fill it out. The form explains the warranty and has fields for every part of the house where you need to note if there are any issues.

Step 4: Send the form to us

After you have your inspection and fill out the form, send it to us through e-mail or fax. From there, we will meet with you to discuss any repairs and service.
