The 11th Month Builder Warranty Inspection is a standard evaluation conducted on a newly built home during its 11th month of occupancy, before the 1-year warranty period expires. This inspection covers the home's structure, major systems, and components, specifically focusing on identifying minor issues that are common in new homes. Make sure you know and understand the warranty, including the dates! Read our warranty service notice and concrete document to homeowners for more details. Download the warranty service request form and e-mail or fax it to us.
We will issue an e-mail acknowledging that the request has been received. Within 2 business days, a TLC Home Builders representative will contact you by phone or e-mail to schedule a visit to review the request with the homeowner. If you cannot meet with one of our reps within 14 days of the initial submission, the warranty request will expire, and you will have to resubmit the request.
Contact a third party inspector to come at 11 months for a walk-through. Make sure you get an inspection on the books well before the 11 months comes to ensure you don't miss the deadline.

After you have your inspection and fill out the form, send it to us through e-mail or fax. From there, we will meet with you to discuss any repairs and service.
